An Unconventional Approach to Problem Loan Early Warning Signals

Session Description
Banking literature is full of lists of “early warning signals” that precede problem loans. Trouble is, most of these lists are quite lengthy and consist of any possible negative financial, management, or industry trend that you can concoct. A better approach is to recognize that many problem loans are created at inception. That is, the lender makes one or more of the common errors associated with the four primary types of commercial loan structures: term loans, seasonal loans, bridge loans, and working capital lines of credit. This program explores the common lender errors and pitfalls in loan structuring, along with 11 traditional early warning signals that are relevant and six situations to avoid – from practical experience. Participants will explore a practical approach to screening for weakened credits, including commercial real estate. Once a workout situation has been identified, the speaker will review eight practical workout steps and tips, including six reasons not to “cave in” if the borrower threatens to file bankruptcy.
About the Speaker
Richard Hamm has been training bankers for over 17 years, specializing in all phases of commercial lending and credit, including portfolio and risk management, commercial real estate and appraisals, plus selling and negotiating skills. His training work includes our top industry associations (the ABA and RMA), regional banking schools (Barret School of Banking – Memphis, Graduate School of Banking – Wisconsin, Southwestern Graduate School of Banking – Dallas, and Graduate School of Banking at Colorado), numerous statewide banking and community banking associations, plus individual banks. On the consulting side, he has been involved in director training, loan policy formation, bank formation (start-ups and acquisitions), and related strategic planning. The RMA Journal has published over 20 articles by Mr. Hamm on various lending topics, and he has served for many years on its Editorial Advisory Board.
